Seterus Short Sale Approved in 27 Days! 

Not all short sales are long, drawn out, and awful.  I just closed this Seterus short sale and it was a breeze.  What helped?  The seller’s financial documents were ready on day one so I was able to immediately submit a complete package, we got an excellent offer day two on market (which is not unusual given our current market conditions of low inventory), and we kept the file updated with financials throughout to stay in compliance with Fannie Mae guidelines.  As a result, this Seterus short sale was approved in 27 days!  An excellent result for the seller and buyer.  The loan was owned by Fannie Mae, and Fannie Mae demands a 30 response time on their files.  Seterus is doing everything it can to stay within Fannie Mae’s time frame.  They processed the short sale efficiently and quickly.  The broker price opinion was ordered almost immediately, a negotiator was assigned right away, the file was reviewed promptly and as a result, the short sale approval was issued swiftly.
